Most full roof replacements start the same way: a homeowner notices something, a leak, a granule trail in the gutters, a renewal notice from the carrier, and starts asking around. The hardest part is not the work; the hardest part is the not-knowing. When you need roof replacement.

Are your shingles curling, cracking, or missing granules?

Granule loss is the visible end of a long process. Once you can see bare asphalt or color streaks in your gutters, the shingles have already lost most of their UV protection. Replacement, not repair, is the right call.

Is your roof 18 or more years old?

Age alone is not a verdict, but it is a strong signal. Tile and shingle roof systems in the Phoenix metro typically run 18 to 25 years, with the exact lifespan driven by material grade, the original builder, and how well the roof system is ventilated. Past the 18-year mark, a Courtesy Roof Inspection tells you where you stand.

Are you fighting the same leak twice?

Repeat leaks usually mean the system is failing, not just one component. Patches buy time; a planned replacement gets you a price-locked written estimate and a 10-year workmanship warranty on the entire roof.

Do you see sagging, soft spots, or daylight in the attic?

Sagging or daylight through the deck is structural. Stop reading and request a Courtesy Roof Inspection. A roofer needs to walk the roof and assess the deck before any other decision gets made.

Is your flashing deteriorating around penetrations and valleys?

Flashing is where most roofs leak. Rust, separated seams, or visible gaps at chimneys, vents, and valleys are signs the flashing has outlived the rest of the system. A full replacement resets the flashing and the underlayment together.

Has your insurance carrier flagged the roof at non-renewal?

Carriers in Arizona are tightening underwriting on aging roofs. If your renewal notice mentions roof condition, a replacement protects the policy and resets the underwriting clock. We document the work in writing for the carrier.

Do you have a failed underlayment under tile?

On Phoenix-metro tile roofs the underlayment fails before the tile. A re-felt (lift the tile, replace the underlayment, reset the tile) is the common path. A full replacement is the call when the tile itself is also at end of life or when you want a system upgrade.

Our roof replacement process.

  1. Free Courtesy Roof Inspection and price-locked estimate

    A Roof Boyz roofer walks your roof, photographs problem areas, and assesses material condition. We deliver a detailed written estimate covering the full scope, materials, timeline, and total price. No "starting from." No surprise change orders later.

  2. Permits and scheduling

    We schedule the work around your calendar. Most Arizona cities do not require a permit for a standard residential reroof; load changes and street closures are the two known triggers. We confirm the scope and lock the start date in writing before we order materials.

  3. Site protection and tear-off

    We protect landscaping, AC equipment, pool decks, and driveways before any tile or shingle leaves the roof. Tear-off is methodical, not improvised; we stack tiles for reuse, contain debris, and keep the site walkable throughout.

  4. Deck inspection and repair

    With the old roof off, we inspect every square foot of decking. Rotten boards, loose fasteners, and deck damage hidden under the old system get repaired before we go any further. This work is covered by the Red Glasses Guarantee; you do not get a change order.

  5. New underlayment installation

    Underlayment is the layer that actually keeps water out. We install a synthetic or self-adhered system rated for Arizona heat (Westlake SwiftGuard 30-year synthetic or Tri-Built Self-Adhered High-Temp 50-year), spec'd to the materials and the home.

  6. New flashing and roof system installation

    New step flashing, valley metal, ridge metal, pipe boots, and any chimney or skylight saddles. Then the finish layer goes on: new concrete tile, GAF asphalt shingle, or closed-cell foam with elastomeric coating, depending on the system.

  7. Final inspection and cleanup

    A Roof Boyz lead walks the roof again at the end of the job, runs a magnetic sweep across the property for stray fasteners, and confirms every penetration is sealed. The site leaves clean.

  8. Warranty paperwork and final walkthrough

    You receive your 10-Year Workmanship Warranty in writing along with the manufacturer warranty documentation. We walk the job with you, answer any questions, and confirm the price on the estimate is the price on the invoice.

Materials and systems we install.

Concrete tile re-felt with new underlayment

For homes where the tile is still in good shape and the underlayment has aged out, a re-felt is the right system. The existing tiles are lifted and stacked, the worn underlayment is stripped to the deck, new underlayment is installed, and the original tiles are reset (replacing any cracked tiles with color-matched replacements). The visible roof usually looks identical; the protection is reset to factory new.

Manufacturer warranty: Westlake SwiftGuard 30-year synthetic and Tri-Built Self-Adhered High-Temp 50-year underlayments both ship with manufacturer warranties; we hand you the documentation and register the warranty on your behalf at project close.

All-new concrete tile installation

For homes where the existing tile is at end of life or where you want a system upgrade, a full tile replacement installs new concrete tile from Boral, Eagle Roofing, or Westlake on a fresh underlayment layer with new flashing and ridge metal. This is the system that goes 50 years if the underlayment is maintained.

Manufacturer warranty: Concrete tile manufacturer warranties typically run 50 years. We confirm the warranty in writing on the manufacturer documentation included with your project paperwork.

GAF asphalt shingle

For homes built or re-roofed in shingle, GAF is the system we install. Roof Boyz is GAF Certified, which means GAF manufacturer warranties run through our license. Shingle replacement covers tear-off, underlayment, new flashing, and the finish shingle layer with ridge cap.

Manufacturer warranty: GAF shingle warranties cover materials per their terms. When the work is performed by a GAF Certified contractor, extended workmanship and material coverage is available depending on the product line; we walk you through the options before you choose.

Closed-cell polyurethane foam with elastomeric coating

For the flat sections most Phoenix-metro homes have (over garage additions, behind tile parapet walls, on bonus rooms), closed-cell sprayed polyurethane foam is the long-lived system. Foam goes on at minimum 1 inch thick and finishes with a white elastomeric coating embedded with granules. Done right, the system lasts 25 to 30 years with periodic recoats.

Manufacturer warranty: Foam system manufacturer warranties cover the coating per the manufacturer's recoat schedule (typically every 5 to 7 years). We document the maintenance interval in writing so you know when the next recoat is due.

10-Year Workmanship Warranty. Roof Boyz provides a 10-Year Workmanship Warranty on all portions of the project in which existing products were fully replaced. Material warranties are provided directly by the manufacturer and follow their terms. The workmanship warranty does not extend to consumable products such as sealants, which should be inspected on a regular basis.

What about the material warranty? Manufacturer warranties cover the materials themselves (tile, shingle, foam, underlayment) per the manufacturer's terms. The Roof Boyz 10-Year Workmanship Warranty covers our installation. The two stack: if a material fails under its manufacturer warranty, we coordinate the manufacturer claim and reinstall covered materials at no labor cost during the workmanship window.
