Most roof repair calls start with a stain on a ceiling, a tile on the patio after a storm, or a drip that only happens during the heavier monsoon cells. The fear behind the call is rarely the leak itself. It is the worry that one phone call will turn into a sales pitch for a full replacement on a roof that was working last week.

What follows is how a roof repair runs at Roof Boyz: triggers that point to a repair, details we replace, the process, and how repairs get priced.

When you need roof repair.

Do you have one active leak, not a whole-roof failure?

A single drip after a storm, a stain on one ceiling, or water at one window header usually traces to one failure point on the roof: a slipped tile, a cracked pipe boot, a flashing seam, or a pinhole in a foam coating. That is a repair conversation, not a replacement conversation. The Courtesy Roof Inspection isolates the source on the roof and writes it up.

Are tiles missing, cracked, or slipped after a storm?

Phoenix monsoon winds lift and slide concrete tiles. A tile out of place is not always a leak today, but the underlayment underneath is now exposed to direct UV and weather. We reset slipped tiles, replace cracked ones with color-matched concrete tile from Boral, Eagle, or Westlake, and rebed any loose mortar caps along the ridge.

Is your flashing rusted, separated, or visibly gapped?

Flashing is where most Phoenix roofs leak first. Step flashing at walls, valley metal, pipe boots, chimney saddles, and skylight curbs all reach end of life on their own clock, often before the rest of the system. Repairing the flashing detail with new metal and proper sealant on the affected penetration buys the rest of the roof its remaining service life.

Did the last storm leave you wanting an inspection, even with no obvious leak?

After a haboob or a wet monsoon cell, the smart move is a post-storm Courtesy Roof Inspection. We walk the roof, photograph displaced tiles, lifted shingles, debris-impact points, and any flashing the wind worked loose. You get a written report. Is sealant cracking, peeling, or chalking around penetrations and parapets?

Sealants and mastics are consumables. They dry out, crack, and lose their grip on the substrate, usually around vents, conduit penetrations, parapet caps, and HVAC curbs. A targeted sealant repair, with the old material cut out and a fresh detail installed, stops the leak path without disturbing the rest of the roof.

Do you feel soft spots in the deck or see ponding water on a flat section?

A spongy spot underfoot, a sag in a flat section, or water standing more than 48 hours after a rain points to deck damage or coating failure. We open the affected area, replace the rotten decking under the Red Glasses Guarantee, and rebuild the system back over it with new underlayment or new foam and coating, depending on what is there.

Has a coating on your foam roof started to crack, blister, or wash off granules?

An elastomeric coating that has cracked or lost its embedded granules is asking for a recoat, not a tear-off. If the underlying foam is still sound, a recoat is a repair-class job, not a replacement. We pressure-clean, repair any soft foam patches, and apply a fresh coat at the manufacturer-spec'd rate.

You get the photos and a plain-English description of what failed and why. The inspection is free, no-obligation, and yours to keep whether you book the repair with us or not.

  2. Price-locked written estimate for the repair scope

    We write the repair scope on paper before we touch the roof: which detail gets opened, which materials get replaced, and the total price. Small repairs deserve a written estimate just as much as a full replacement; verbal numbers drift, written ones do not. The price you sign is the price you pay.

  3. Scope walkthrough and scheduling

    We walk the scope with you so you know exactly what we are doing and what we are leaving alone. Most repairs are completed inside a single visit on a date that fits your calendar. If a repair uncovers something larger once we open the detail, the Red Glasses Guarantee covers the surprise on our side, not yours.

  4. Repair performed by a licensed Roof Boyz crew

    Tiles get color-matched and reset. Flashing gets cut out and rebuilt with new metal. Cracked pipe boots get replaced. Soft underlayment patches get cut back to sound material and rebuilt. Foam coatings get prepped and recoated to manufacturer spec. Every component we touch carries the 10-Year Workmanship Warranty on our labor and the manufacturer's terms on the new materials.

  5. Final walkthrough and warranty paperwork

    A Roof Boyz lead walks the repair with you, runs a magnetic sweep for stray fasteners, and confirms the detail is sealed. You receive your 10-Year Workmanship Warranty paperwork on the replaced components and the photographs of the finished work for your records.

Materials and systems we install.

Color-matched concrete replacement tiles

Cracked or broken concrete tiles are replaced one for one with color-matched tile from the original manufacturer family where the profile is still in production (Boral, Eagle Roofing, or Westlake). When an exact match is out of production, we source the closest current profile and place replacements on less-visible elevations so the street view stays consistent.

Manufacturer warranty: New concrete tile we install on a repair carries the manufacturer's standard tile warranty (typically a 50-year material warranty). We register the replacements on your project paperwork.

New step flashing, valley metal, and pipe boots

A flashing repair is a rebuild, not a re-caulk. We cut out the failed metal, install new step flashing at the wall detail, new valley metal where the valley failed, or a new lead or rubber pipe boot at the penetration. Sealant is the last step, never the only step.

Manufacturer warranty: New flashing metals carry the supplier's standard material warranty. Our 10-Year Workmanship Warranty covers the installation of the new flashing components.

Underlayment patch with synthetic high-temp membrane

Where a localized underlayment failure is the cause of a leak, we open the area, cut out the damaged underlayment back to sound material, and install a patch of the same synthetic or self-adhered high-temp underlayment family used on full replacements (Westlake SwiftGuard 30-year synthetic or Tri-Built Self-Adhered High-Temp 50-year). The tile is then reset over the patch.

Manufacturer warranty: Patch underlayment carries the manufacturer's prorated material warranty on the patched section. We hand you the documentation at project close.

Elastomeric coating recoat for foam roof repairs

Where a foam roof section has lost its coating but the underlying foam is still sound, the repair is a recoat. We pressure-clean the surface, repair any soft foam patches, and apply fresh elastomeric white coating with embedded granules at the manufacturer-spec'd 1.5 gallons per 100 square feet. The coating reflects heat back off the roof and reseals the foam.

Manufacturer warranty: Recoat material warranties run per the coating manufacturer's terms, typically tied to the recoat interval. We document the next recoat date in your project paperwork.

Sealants and mastics for penetration details

Sealants are consumables and are deliberately excluded from long-term workmanship coverage per our contract terms; the warranty covers the components we replaced, not the consumable bead on top. We use manufacturer-spec'd polyurethane and butyl-based sealants matched to the flashing and substrate, applied to a clean, primed surface so the bond actually holds.

    The price on your estimate is the price you pay. No change orders, no surprise fees, no nickel-and-diming for unforeseen conditions discovered during the job. If we find rotten decking, deteriorated flashing, or anything else needed to complete the work to code, we cover it.

Every repair is priced per project after a free Courtesy Roof Inspection. What varies on a repair: the failure point (one flashing detail vs. multiple slipped tiles vs. a recoat section), access (single-story vs. two-story vs. parapet vs. steep tile), how much underlayment or decking has to come out around the repair, and whether tile color matching requires sourcing replacements off the current production list. Small repairs deserve a written, price-locked estimate just as much as a full replacement; we do not give drifting verbal numbers.

10-Year Workmanship Warranty. Roof Boyz provides a 10-Year Workmanship Warranty on all portions of the project in which existing products were fully replaced. Material warranties are provided directly by the manufacturer and follow their terms. The workmanship warranty does not extend to consumable products such as sealants, which should be inspected on a regular basis.

What about the material warranty? Manufacturer warranties cover the new materials we install on a repair (tile, flashing metal, underlayment patch, coating) per the manufacturer's terms. The Roof Boyz 10-Year Workmanship Warranty covers our installation on the replaced components for ten years. Consumable sealants and mastics are excluded from long-term workmanship coverage per the contract; they are a maintenance item by design.
