How Gilbert homes are built:

Gilbert is concrete-tile country, and the tile inventory is unusually master-planned-community heavy. Power Ranch (mid 1990s through mid 2000s), Seville (early 2000s through 2010), Val Vista Lakes (late 1980s through 1990s), Morrison Ranch (early 2000s through late 2010s), and Western Skies (mid to late 1990s) each built out under a single MPC architectural standard, which means whole neighborhoods went up on the same tile profile, the same color palette, and the same underlayment system within a tight window. Trilogy at Power Ranch is the 55-plus active-adult section of Power Ranch and runs on its own architectural review separate from the main MPC.

That clustering is why Gilbert is in the middle of a housing-cohort underlayment conversation right now. Standard tile underlayment is engineered for roughly 20 to 25 years of Arizona sun exposure, and the bulk of Power Ranch, Val Vista Lakes, Western Skies, and the older sections of Seville are 20 to 30 years out from their original install. The visible tile usually has more roof life left; the felt underneath it is at or past end of life. A tile re-felt lifts the existing tiles, strips the worn underlayment down to the deck, installs new underlayment, and resets the original tiles. Not every Gilbert roof is at re-felt age yet. Cooley Station, Adora Trails, Greenfield Lakes, and the newer construction stretching south toward the Queen Creek border are 2010s-built and still well inside their first underlayment cycle; what those roofs need is monsoon-season inspection, flashing and penetration checks, and the occasional storm repair. The Heritage District (Gilbert's small historic downtown core) carries an older, smaller mix of shingle and clay tile that does not follow the MPC pattern. Foam shows up on flat additions and back-of-house garage sections across the town.
