How Chandler homes are built:

Most Chandler roofs are concrete tile, and the city's tile inventory is unusually clustered by build era. A small mid-century core sits around Downtown Chandler with older clay and S-tile profiles. The much larger story is the 1990s and 2000s suburban build-out: Ocotillo (mostly 1996 through 2005), Fulton Ranch and Cooper Commons (early to mid 2000s), Carriage Trails, Layton Lakes, and the Power Ranch edge (mid 2000s through 2008). Whole subdivisions went up on the same tile profile and the same underlayment within a tight 10-year window.

That clustering is why so much of Chandler is at the housing-age sweet spot for a tile re-felt right now. Standard tile underlayment is engineered for roughly 20 to 25 years of Arizona sun exposure, and the bulk of Ocotillo, Fulton Ranch, Cooper Commons, Carriage Trails, and Layton Lakes are 18 to 25 years old in 2026. The visible tile usually has more roof life left; the felt underneath it is at end of life. A tile re-felt lifts the existing tiles, strips the worn underlayment down to the deck, installs new underlayment, and resets the original tiles. Outside the concrete-tile majority, Chandler also has shingle (a handful of 1980s and 1990s tracts plus newer infill builder-grade shingle) and foam on flat sections behind tile parapet walls and over additions.
